All 50 amp electric sites, local municipal water company service, and park shares a septic system located on El Capitan Canyon. Rental rates are RV $95‐$125 per night and Tent $55‐$70. In conjunction with purchase Buyer to pay $500k to have $6.0M option to purchase adjacent 12 acres on a slight hillside for 60 “super sites” with direct ocean views and ideal for glamping accommodations. Final entitlements to 12 acres in process and 60 RV sites are expected but any difference in entitlements and option pricing to change to $100,000 per RV site and $45,000 per Tent site.
